As you know, we’re rapidly approaching the home selling season. This brings to mind an important question: Which home upgrades can you make to your listing to get the biggest bang for your buck?
There are actually three improvements we recommend above all others.
1. Spruce up your curb appeal. How will your home look to buyers as they approach the front door for a showing? If the paint on the exterior looks a little worse for wear, this could negatively impact their opinion of your home in general. Thankfully, for about $3,000, you can hire a professional painter to touch up your home inside and out so that your walls and siding look good as new.
Make sure to choose your paint colors strategically, though. Homes painted yellow, for example, tend to sell for about $3,500 less than those painted in a more neutral color. Matching the hue of well-kempt homes in your neighborhood statistically brings in $6,000 more than the average property.
In addition to a new coat of paint, your curb appeal can also be improved by strategic landscaping. Fresh mulch and a few flowers here and there can make a big difference in how your home looks from the curb and in the amount you can sell it for.

2. Upgrade your bathroom. Medium-grade bathroom remodels, meaning those that are neither too cheap nor too expensive, bring some of the highest returns of any interior renovation projects. In fact, statistics show that the average medium-grade bathroom remodel will bring a return on investment of $1.71 for every $1 spent. Interestingly enough, high-end bathroom upgrades (for homes within mid-level price ranges) actually only brought an 87-cent return for every $1 spent.
3. Replace your windows. Replacing windows with a medium-grade product can bring a 150% return on your investment. This upgrade can also make your home more energy efficient, which tends to be a major selling point for today’s buyers.
