Why You Should List Now

Right now is an exceptional time to sell your home, and I’m sharing three crucial reasons why.

Now is an excellent time to sell. Here are three reasons why you should list your home now:

1. Low inventory. We have historically low inventory; we currently have about 2,500 houses on the market. That may sound like a lot, but we typically have around 9,000 to 12,000 during this time of year. That’s four times the number of properties we have right now. If we list your home at the right price, it’ll be bid up by buyers anywhere from 2% to 17% over asking price.

You may also receive all-cash offers with no appraisal or offers waiving inspections, meaning they’ll take the house as is. Additionally, it’s much easier to negotiate a post-closing occupancy these days, so if you haven’t found your next property, you’ll have time to do so.

If we list your home at the right price, it’ll be bid up by buyers anywhere from 2% to 16% or 17% over asking price.

2. Low interest rates. Interest rates are very low, but we know they’ll be increasing; we’ve already seen some signs that they’re rising. For every 1% rates increase, buyers lose about 10% of their purchasing power. If rates climb 1%, someone who can afford a $1 million home today may only be able to afford a $900,000 house tomorrow. As a seller, you want to maximize your price, and if buyers can’t afford as much, your price won’t go as high.

3. The best selling season. Spring is usually our best selling season. The weather is getting better, there’s less snow, and everything is turning green, so it’s a great time to make your property look fantastic.
